Gryphon Development is a real estate development company based in Vancouver, BC. This innovative and fast?paced company is integrated with in?house departments executing full project cycles including acquisition, development, construction, sales and marketing and management.
The Project Manager is accountable for providing project management and direction for a project or portfolio of projects with annual revenues up to $25M, ensuring timely completion and profitability for all projects. The incumbent is involved in project planning and start-up, project financials, project pre-construction, project execution and close-out, and maintains a relentless focus on meeting and exceeding customer needs and expectations. You will be responsible for managing and mentoring junior team members and possess the technical, leadership, and communication skills necessary to complete a project from estimate to close-out with limited supervision.
*Responsibilities: *
* Developing, implementing and manage the project schedule and milestone dates, and ensure that close-out checklists are prepared and maintained during the project lifecycle.
* Manage the subcontracting process, which includes facilitating initial scope review meetings, finalizing agreed processes, developing subcontract scopes of work, and managing the subcontract distribution and final execution process
* Ensuring that the project stays within budget by monitoring expenses and adjusting the plan as necessary.
* Manage the project schedule and milestone dates and ensure that close-out checklists are prepared and maintained during the project lifecycle.
* Identifying potential risks and developing strategies to mitigate them.
* Coordinating the efforts of all professionals involved in the project, including architects, engineers, contractors, and others.
* Ensuring that the project meets all quality standards and specifications.
* Keeping stakeholders informed of the project?s progress through regular updates, reports, and meetings.
* Ensuring that the project complies with all relevant laws, regulations, and building codes.
* : Conducting regular inspections of the project site to ensure that work is progressing as planned and to identify any issues that may arise.
* Identifying and resolving any issues or challenges that arise during the course of the project.
* Maintain relationships and communication tools as needed with suppliers and other key project personnel to verify that materials, supplies, tools, equipment, and personnel are obtained and / or delivered when required
*Qualifications/ Experience:*
* Construction related Degree, Diploma or hands on trade?s experience is preferred.
* Minimum of 5 years of direct experience as a Project Manager required within commercial buildings or multi-family construction.
* Proficiency with MS Office Suite, Microsoft Projects, Procore, and Bluebeam is an asset.
Overall, a construction project manager is highly organized, detail-oriented, and able to work effectively with a variety of professionals and also have excellent communication and problem-solving skills, as well as the ability to manage multiple tasks and priorities simultaneously.
Job Type: Full-time
Pay: $100,000.00-$140,000.00 per year
