<h3>Job Description</h3><div>Job Description<div><p><strong>Pavacorp</strong> specializes in large industrial & commercial portfolios.</p><p>Your new role as the <strong>Assistant Property Manager (APM),</strong> you will provide support to the VP Operations with all on-site operations and achieving property financial and operational objectives of the property portfolio. There is 30% of travel involved, within the Greater Montreal and Quebec region.</p><p><strong>Primary Tasks:</strong></p><p>? Oversight of properties, to apply fundamental management principals learned under the direction of supervisors. Includes, but not limited to the assignment and coordination of parking, security access, service calls for all relevant building systems, general maintenance schedules and preventative maintenance schedules</p><p>? Assess tenant complaints, dispatch to vendors and follow-up on performance of repairs</p><p>? Work with VP Operations on tenant improvements, move-ins and move-outs and capital projects</p><p>? Assist in recording property inspections</p><p>? Build and maintain positive relationships with tenants, vendors and contractors</p><p>? Assist in the maintenance and tracking of certificates of insurance</p><p>? Develop and maintain preventative maintenance schedules for each property</p><p>? Provide back-up support, including site visits, for Leasing Agents</p><p>? Interface with Leasing on implementation of new and renewed leases</p><p><strong>Secondary Tasks (to liaise with VP Operations):</strong></p><p>? Assist in preparing requests for proposals and schedules for construction projects.</p><p>? Assist in selection of vendors and contractors, negotiation of service agreements, monitoring of vendor performance and manage service contract renewals</p><p>? Assist in preparation of owner reports, variance analyses and operating budgets</p><p>? Support department on accounts payable research and follow up</p><p>? Ensure vendor and tenant compliance with insurance requirements</p><p>? Input and follow up on tenant service requests entered into the work order system.</p><p>? Maintain department file organization and construction files including contracts, approvals, insurance verification, construction bids and lien releases</p><p>? Manage tenant and vendor information database</p><p> </p><p><strong>What you'll need to succeed:</strong></p><p>? At least three years of commercial real estate or equivalent experience.</p><p>? Reasonable level of proficiency in Microsoft Excel, Word and Outlook.</p><p>? Experience with Hopem property management software is a plus</p><p>? Proficiency in French & English (written and spoken)</p><p>?
