*The Opportunity: *We are looking for a Property Manager to join our team! The Property Manager will support our team by performing a variety of tasks. The ideal candidate will be highly organized, have a high attention to detail, and capable of managing multiple tasks with ease.
*Key Responsibilities:*
* Ensure all properties are clean and well maintained at all times.
* Ensure all properties are properly landscaped (including snow removal and salting).
* Negotiate all agreements with any local property management companies, landscaping companies, snow removal companies, etc.
* Visit all properties on a regular basis and conduct inspections of the entire property, including any common area spaces, and report on conditions.
* Undertake to make any repairs or maintenance within employees? scope of knowledge or negotiate and hire a specific trade to complete necessary repairs.
* Ensure all repairs or maintenance are completed in a timely manner, and in a first-class manner.
* Review and approve invoices relating to properties.
* Assist with the collection of rents if necessary.
* Be a point of contact for tenants, including an emergency contact after regular business hours.
* Assist with the leasing of any vacant units, including arranging of showings, and working with realtors as required.
* Have a working knowledge of all leases, including all TMI expenses for each property.
* Prepare any documents, reports, budgets, memos, emails as requested.
* Review all contracts and negotiate the best possible prices with all contractors.
* Ensure every property meets all Occupational Health and Safety requirements at all times.
* Co-ordinate with Insurance Brokers/Agents regarding any claims.
* Oversee, establish, and renew contracts for properties, as needed.
* Ensure contractor obligations are outlined within contracts and are maintained.
* · Ensure complaints and concerns from tenants are handled immediately.
* Set and maintain all property annual budgets and any adjustments as required.
* Review costs and generate PO prior to work ordered.
* Review and approve all invoices as required.
* Be willing and available to travel to out-of-town and out-of-country properties as required, including overnight stays.
*What you Bring:*
· *Post secondary education*, college diploma or university degree.
· A minimum of *2 years* of *previous property management experience*.
