We are looking for a hands-on Commercial Property Manager to oversee multiple properties? daily operations, contracts and property management.
The property manager must be professional and have experience in commercial buildings management. The incumbent must be excellent in time and project management with the ability to analyze and proactive in providing reports to senior management team of properties? current states and future needs.
*Key Accountabilities*
General duties:
* Manage multiple property contracts, including providing reports on lease maturity, contract details
* Conduct regular property inspections and coordinate maintenance, renovations and repairs
* Oversee all projects on BRC properties, such as maintenance, improvement, renovations and repairs
* Responsible to source and oversee third-party service providers and trades for property management
* Provide reports on cost analysis on property financials, such as, costs, upgrades, vendor contracts
* Respond to emergencies when required
* Schedule and coordinate with service team and tenants for services
* Conduct some hands-on maintenance tasks, such as, painting, janitorial, electrical work, plumbing etc.
* Manage monthly bills and expenses of properties, such as rental, utilities, etc.
* Prepare and monitor property project budgets
* Ensure all third party service providers adhere to BRC safety training and standards
*Qualifications*
· A minimum of 7 years of commercial properties management, with multiple portfolio in various geographical locations.
· Must have experience as a contractor, ideally with trades/construction license
· Ability to manage property administrations, such as understanding in property contracts, terms and conditions, tracking lease maturity
· Ability to provide hands-on basic maintenance services (quick fix)
· Must be available and ability to travel at least 50% of the time
· Excellent organization and communication skills
· Ability to analyze and propose solutions to property issues with the ability to source service providers
· Good team players, self-motivated, well organized and able to work under pressure, and willing to take responsibility.
