*Project Manager (Italia)* *Niradia Group of Companies* (the ?Company?) is a privately owned, proudly Canadian company, founded in 1971 that has long-standing experience, a proven record of accomplishments, and a well-respected presence in Western Canada, operating in four main divisions: Construction Property Management (Centura Building Systems Ltd.), Real Estate Development (Solterra Group of Companies), Property Management (Rossano Property Management Group), and Hospitality Management. This is an immediate opening for a Project Manager that will oversee both on and off site functions while maintaining direct contact with the sub-contractors. This person will work closely with other construction personnel as well in-house staff to facilitate proper management of construction projects, often on a fast-track basis. The work involves subcontractor coordination, contract management, construction scheduling, quality assurance and enforcement of safety policies. Requires knowledge of MS Word, MS Excel and MS Project capability of managing on-site field activities. *Duties Include:* * Work with outside architects, engineers, designers and company construction personnel (estimators and superintendents) * Effectively communicate and negotiate with sub-contractors. * Facilitate, coordinate and manage all project aspects ? This may require both PM & Supt. Duties: * Buy-out (Purchasing) * Schedule development, tracking & recovery * Subcontracts * Scope development * Contracts * Correspondence / LOI / Warranty * Submittals / RFIs / CORs * Change Order Management (Subcontracts) * Invoicing * Conduct project meetings with Owner/Builder and Subcontractors and publish Minutes * Jobsite Safety / Risk Mitigation / Job Hazard Analysis * Daily Logs * Project Cost Control * Document Control * Correspondence with all Project ?Stake-Holders" * Develop on-site QA/QC Program o Coordinate Inspections / TCO / Final Occupancy o Coordinate final acceptance / Punch list / Warranty *Requirements:* * Minimum 8+ years of experience as a Construction Project Manager with concrete high rise projects * Work without any on site supervision * Expert knowledge of ProCore and Autodesk * *BS in Construction Management *or similar discipline preferred * Must be authorized to work in Canada * Hands-on field management experience with one of the five largest general contractors in Vancouver * Must be able to review and comprehend project bid documents and project requirements * Must be motivated, detail oriented, responsible, punctual, and possess excellent written and verbal communication skills * Must work well in team environment yet also be able to work independently with minimal supervision *Benefits:* Friendly work environment and can offer a challenging and rewarding career.
